Scope of Work:
Value engineering to reduce construction costs for the foundations and all structural elements, with the adoption of a post-tensioned concrete system as the optimal structural solution.
Project Details – Lulu Hypermarket Mall, Taif
Lulu Hypermarket Mall, located in Al-Jal district of Taif, is one of the flagship commercial developments by Hemamco (Hemam Alorouba). This project is a unique addition to the commercial infrastructure of the region. It spans a total built-up area of 33,000 meters and is designed as an integrated shopping and entertainment destination that caters to the needs of Taif’s residents and visitors.
Following an in-depth study to identify the safest and most efficient structural system, the post-tensioned concrete system was selected as the ideal solution. This system enabled a reduction in slab thickness to 27 cm, decreased steel consumption (22 tons total for a 1,556 m² slab), and allowed for larger spans of up to 10 meters, with a load-bearing capacity of 1.2 tons per square meter. Each post-tensioned slab was completed in just 3 days, and the entire project was executed in only 4 months — reflecting high efficiency and speed of construction. Columns were designed with dimensions of up to 75×75 cm, using stranded cables capable of withstanding 15 tons to ensure structural integrity and durability.
This project highlights Hemamco’s commitment to engineering innovation by implementing advanced structural solutions that reduce costs and enhance sustainability. Lulu Hypermarket Mall contributes to stimulating the local economy and improving quality of life in Taif, in alignment with Saudi Arabia’s Vision 2030 for building vibrant and sustainable cities.
